Remembering Gregg Alpert

bio-gregg-alpert On September 25, 2010, Gregg Alpert, beloved Evergreen COO and Managing Principal, passed away suddenly at the age of 45. Gregg was a passionate leader, a highly regarded community figure and a devoted father. He is dearly missed by his Evergreen family.

Gregg was an exceptionally special person. He was a devoted husband and father, enjoying the time he spent with his wife, Julie and their three children, Will, Sarah and Kate, the very most. He was an avid outdoorsman who enjoyed hiking, fly fishing and mountain biking. Gregg graduated from Chaparral High School in 1983 and earned his B.S.B.A. in Entrepreneurship from the University of Arizona in 1987. He was a member and President of Delta Tau Delta fraternity and was a member of Bobcats Senior Honorary. He served as President of Valley Partnership, was a council member of the Arizona chapter of Urban Land Institute (ULI) and was a board member of Arcadia Water Company. Over the course of 23 years, Gregg worked at Evergreen where he rose from intern to Managing Principal. During his time as a member of the Evergreen family, Gregg proved a remarkable leader and our company is decidedly better and stronger for his contributions.

bio-gregg-alpert-03The Alpert family continues to heal and grow every day with the support of many loving friends and a strong community.   After Gregg’s passing many of his friends and colleagues in the real estate community donated to Evergreen’s Foundation so that something special could be done in his honor. Using these generous donations, a flagstone bench on the Echo Canyon Trail of Camelback Mountain (a trail Gregg often hiked) was donated. Additionally, a playground in Green Valley, Arizona was built using these funds to help honor Julie’s nephew, Will Stevens, Jr., who drowned earlier that year at age 3.

bio-gregg-alpert-02The bench, just a short walk from the base of Echo Canyon Trailhead, is enjoyed by thousands every year and represents Gregg’s passion for hiking and love for the outdoors. Each year since Gregg’s passing, friends and family hike Camelback Mountain as a group to see the sunrise from the top of the mountain. The annual hike started as a way to remember Gregg, but has since turned into an opportunity for all who participate to reflect and remember those whom we’ve lost. The number of hikers changes each year, but the dedication and devotion stays the same.

Bruce Pomeroy co-founded Evergreen in 1974. In addition to his management responsibilities, Bruce supports Evergreen’s Acquisition Team with strategic planning, deal structuring and negotiation. He also works with customers and employees to continuously improve the quality of Evergreen’s development work and increase the value created through Evergreen’s relationships with its customers. Bruce has more than 40 years of real estate development experience and currently serves as a Trustee of the International Council of Shopping Centers (ICSC). For ICSC Bruce teaches nationally, a course on advanced real estate development. Bruce holds a Bachelor of Arts in Economics from Pomona College.

Andy Skipper co-founded Evergreen in 1974. Andy works in the general management, strategic planning and new business opportunities of the company. He has been active in real estate development with Evergreen for over 40 years. Andy holds a Bachelor’s Degree in Forestry from the University of California at Berkeley and a Master in Business Administration from the University of California at Los Angeles.

Laura Ortiz is President of Evergreen and oversees the firm’s retail developments and its Development Managers. Her responsibilities also include new client development and relationship management, tenant lease negotiations, and developing and implementing tools and systems for the management of Evergreen’s projects. Laura graduated Magna Cum Laude with a Bachelor’s Degree in Finance & Economics from the University of Arizona.  She has been with Evergreen since 1994.

Tyler Carlson

Tyler Carlson is a Managing Principal, manages Evergreen’s Denver office and leads the acquisition and development of all commercial properties in Colorado. During his tenure with Evergreen, Tyler has been involved in all facets of real estate development from initial site identification and contract negotiation through construction close out and tenant opening across a multitude of projects throughout the country. Tyler has significant experience in structuring joint ventures and public private partnerships, the financial underwriting of complex real estate transactions and an extensive network of tenant, consultant, government, owner and brokerage relationships. He is a licensed and active real estate broker in Colorado and is a member of the International Council of Shopping Centers (ICSC) and the Urban Land Institute (ULI). Tyler graduated Magna Cum Laude from Brigham Young University with dual Bachelor’s degrees in Finance and Economics and earned a Master’s of Real Estate Development (MRED) from the University of Southern California, graduating at the top of his class. Tyler joined Evergreen in 2003.

Doug Leventhal is Evergreen’s Chief Operating Officer. Doug is involved with all aspects of Evergreen’s retail commercial development as well as overseeing the day-to-day operational aspects of the company. Doug is the Designated Broker for Evergreen Commercial Realty, which is the brokerage arm of Evergreen. Doug earned an undergraduate Bachelor’s degree in Economics from Oglethorpe University in Atlanta, Georgia, and both a Master of Architecture (MArch) and Master of Business Administration (MBA) Degree from Arizona State University. Doug most recently served as Chairman of the Board for Valley Partnership as well as serves on the Board of Advisors for REIAC Southwest and appears as a guest lecturer at ASU. Doug joined Evergreen in 2000.

Reuben Garbett is a Principal of Evergreen and its Chief Financial Officer and has been with the company since 2002.  His primary responsibilities include placement of corporate and project specific debt facilities, company financials, and project underwriting. During his tenure with Evergreen, Reuben has been involved in most facets of real estate development from due diligence, entitlements and capitalization, all the way through construction close out and tenant coordination. He is a licensed and active real estate agent in Arizona and is a member of the International Council of Shopping Centers (ICSC) and the National Multifamily Housing Council (NMHC).  Reuben graduated Magna Cum Laude from Arizona State University’s W.P. Carey School of Business with a Bachelor’s degree in Accounting.

Chris also works closely with our existing retailer clients and is actively involved in store placement strategy, site acquisition and assemblage, deal structuring and negotiations, preliminary due-diligence, site planning and deal documentation. Chris has more than 20 years experience in real estate finance, investment and development and has worked for both public and private real estate companies focusing on different product types. He holds a Master of Real Estate Development from the University of Southern California and a Bachelor of Science with emphasis in Finance and Real Estate from the University of Southern California. Chris has been with Evergreen since 2005.

Rogg Collins is a Principal and member of Evergreen’s Acquisition Team. His primary responsibilities include sourcing ground-up retail development projects and site acquisition work for national retailers with a focus on Southern California markets. Rogg works closely with Evergreen’s retail clients and is actively involved in store placement strategy, site acquisition and assemblage, deal structuring and negotiations, preliminary due-diligence, site planning and deal documentation. Rogg has over 25 years of experience in the real estate industry, and his previous work as a broker and in-house real estate representative brings a valued development perspective to the numerous retailers he represents. Rogg holds a Bachelor of Science from the University of California at Berkeley Haas School of Business and has been with Evergreen since 2001.

Her team provides development, property management and asset management for commercial properties nationwide. She has more than 20 years of experience in the real estate industry managing tenant roll-outs and developing stores for retail users and has completed development work on over 100 projects. Dana holds a Bachelor of Arts in Communication Studies from UCLA and has been with Evergreen since 1993.

Russell Perkins is a Principal of Evergreen. He manages an experienced team of retail Development Managers and sources new development opportunities in the Colorado Springs market. Since joining Evergreen in 2001, Russ has—either personally or as the director of a team—successfully developed over 100 retail developments in Arizona, California, and Colorado—all of them profitably. He has significant experience in land acquisition, site due diligence, entitlements, design and construction management, and tenant relationship management. Russ earned an undergraduate Bachelor’s degree in Management Finance from Brigham Young University in Provo, Utah and is fluent in Spanish.
